How and when must my bond be refunded in NZ?
Under the Residential Tenancies Act 1986, your bond is held by Tenancy Services (not your landlord) and must be refunded when the tenancy ends.
The bond refund process:
What landlords can deduct bond for:
- Unpaid rent
- Damage beyond fair wear and tear
- Cleaning costs if the property wasn't left in reasonable condition
- Fair wear and tear (normal use over time)
- Pre-existing damage (documented at start of tenancy)
- General depreciation
Key rule: Bond cannot exceed 4 weeks' rent (s19 RTA).
